Terms of Use

These terms govern your use of Plat Sentry (the “Service”). By creating an account or using the Service you agree to them. If you do not agree, do not use the Service.

1. What the Service is

The Service aggregates property, assessment, tax, sale, and map records that county governments in South Carolina publish, and presents them with search, maps, saved lists, and a rules-based “risk” indicator. It is a research convenience, not a substitute for the official county record.

2. Information only; no advice

  • Everything on the Service is provided for informational purposes only. It is not legal, financial, tax, or investment advice, and nothing here creates a professional or fiduciary relationship.
  • Records may be incomplete, out of date, or wrong, and we may lag the county by days or months. Confirm anything that matters with the county assessor, treasurer, tax collector, or register of deeds before acting on it.
  • The risk score is an automated summary of public signals about a parcel. It says nothing about any person’s character, creditworthiness, or intentions, and must not be treated as a prediction that any particular event will occur.

3. Not a consumer report

The Service is not a “consumer reporting agency” and its content is not a “consumer report” under the Fair Credit Reporting Act or any similar law. You may not use the Service, in whole or in part, to decide whether to extend credit, insurance, employment, housing, or any other benefit to an individual, or for any other purpose that would require compliance with those laws.

4. Acceptable use

  • Keep your password private; you are responsible for activity under your account.
  • Do not harass, threaten, or contact property owners in a way that violates any law, and do not use the Service to stalk, intimidate, or discriminate against anyone.
  • Do not scrape, bulk-download, or resell the Service or its data, and do not probe or overload it. Automated access requires our written permission.
  • Do not attempt to bypass sign-in, rate limits, or other controls.

5. Source data and rights

Underlying records belong to the counties that publish them and remain subject to their terms. The Service’s arrangement, search, scoring, and interface are ours. You keep any notes you write in the Service; you grant us permission to store and display them to you.

6. Disclaimer and limitation of liability

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. TO THE FULLEST EXTENT PERMITTED BY LAW, WE ARE NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR SPECIAL DAMAGES, OR FOR ANY LOSS ARISING FROM RELIANCE ON THE SERVICE, INCLUDING LOST PROFITS OR A FAILED PURCHASE, BID, OR INVESTMENT.

7. Changes and termination

We may change the Service or these terms at any time; the effective date above will update. Continued use after a change means you accept it. We may suspend or close accounts that violate these terms. You may stop using the Service at any time.

8. Governing law

These terms are governed by the laws of the State of South Carolina, without regard to its conflict-of-laws rules.
